Mystery diseased tree

I just bought a property with 2 young apple trees on it. With both trees, new and more mature leaves all seem to have these holes with black edges. I've tried researching apple tree diseases but can't find anything that matches this description. Any ideas on what it might be?

Take a few pics including of the trunk and send/email to your local university/ag extension program.

Here in NC that would mean NC State ..they often will answer lickety split via email.

The trunk in background looks under stress with cracking bark.
