Starting tree peonies from seed?

I garden in zone 10 and even tree peonies not supposed to be blooming here, but they do! I just saw some beautiful blooms in our local Laerning Garden in one school.

I can get the seeds, but I know, they are not that easy to grow. Do you have any experience with that?

There is a lot of information online about this, but they all seem to say different things. This seems to make the most sense, so I thing I will try this way:

They won't be bloooming for 5-6 years, but I love experimenting, and I am not in the rush.
