Need help with growing sage

I am having trouble keeping sage alive. I can grow them from seed. It grows for a little while but the plant gets lanky and the lower stems turn black.

I also am not having any luck propagating stems of the sage.
I tried watering them less thinking I was over watering but they died faster than the ones that were watered daily.

got any tips on keeping them alive and multiplying

Which kind of sage? Culinary salvia officials? Any particular cultivar/selection?

I haven't had luck keeping any kind alive. I've tried broadleaf, garden, purple, tricolor, and golden sage. The only thing that I have managed to keep around is pineapple sage but its' growth habit is closer to the ornamental sages which I can grow.
