Unhealthy Peach Tree

I recently moved to a new house and there is a peach tree that had been planted by the previous owner. I have never had fruit trees before so I have been caring for it as best I can but it is not looking good. It doesn't look like leaf-curl or other diseases mentioned in the book I got on growing fruit. I was wondering if it might be lack of water or nutrients, or some disease that I don't know about. The peaches were large and sweet but the leaves don't look good. Here are some pictures:
