Gardenia Dropping Buds

Sorry everyone, kinda new. I rescued this "tree" from a neighbors yard and need help. It has just recently come back to life with new leaves which seem to be very healthy, but the flower buds keep burning at the base and falling off. Please help me as I would like to keep this tree for as long as possible. I will get some photos of the whole plant with pot as soon as possible and post those as well so you can see depth of root system and all. Any help is appreciated.
